Our family poured our hearts into creating a space where luxury meets the mountains — a place to relax, reconnect, and make unforgettable memories.

This guide has everything you’ll need for your stay — Wi-Fi, check-out steps, local favorites, and how to make the most of your time at the Retreat.

Smart TVs: Each TV includes Netflix, Disney+, Hulu, and Prime Video — please use your own logins and sign out before check-out.

Quiet Hours: 10 PM – 8 AM. Please keep indoor and outdoor noise to a minimum during these times.

🏠 House Manual & Rules

Check-In: 4 PM Check-Out: 10 AM
Parking: Spacious driveway with ample parking for multiple vehicles (no street parking required).
No Smoking or Vaping inside or outside the home.
No Wood-Burning Fires: Wood, charcoal, or open flames of any kind are strictly prohibited per safety and community regulations.
Gas Firepits Only: Enjoy the two gas firepits — one on the upper deck and one in the backyard Black Diamond Courtyard. Never leave flames unattended and turn propane knobs fully off after use.
Pets: Pets are welcome with prior approval and a pet fee added to your booking request. Please include details about your pet when reserving.
Hot Tub & Sauna: Use at your own risk; no glass near water features.
Quiet Hours: 10 PM – 8 AM
Please treat the home like your own — it’s filled with love, craftsmanship, and custom details we hope you enjoy.

🧭 During Your Stay

Trash & Recycling

Please place bagged trash in the outdoor bins beside the driveway.
Do not leave trash or food outdoors — wildlife will find it quickly.

Firepits, Grill & S’mores

Two gas firepits: one on the upper deck and one in the backyard courtyard (propane provided).
Gas grill located on the upper deck; propane provided.
No wood or charcoal use anywhere on the property.
S’mores Station: Help yourself to the goodies at the s’mores bar! Please use skewers responsibly and dispose of wrappers to keep the area tidy.

Hot Tub & Sauna

Shower before entering the hot tub.
No glass near water features.
Replace the cover and latch clips when finished.
Sauna sessions should be limited to 20 minutes; hydrate after use.

Diamond Mining Station

Kids (and kids-at-heart!) can sift through sand to discover hidden gems at our Diamond Mining Station.
💎 Each guest may take one special “diamond” home as a keepsake from their stay!

Extra Seating & Dining

Need more table space? A fold-out table and folding chairs are stored in the storage closet under the deck.
Linens for the table are in a basket in the top of the hall closet.

Laundry & Supplies

A starter supply of laundry detergent, dryer sheets, and stain remover is provided for your use.
The laundry room also includes:
🐾 Dog bowls, a dog bed, dog towels, and waste bags for pet guests.
If used, please leave these items out in the laundry room before check-out.

Baby & Toddler Gear

We’ve made traveling with little ones easier!

Pack ’n Play, baby monitor, high chair, baby gate, sound machine, and outlet covers are all stored in the master closet.
A fold-out cot is also available upon request — just let us know if you’d like it set up before arrival.

Games & Entertainment

There are endless board games and card sets stored in the TV console in the game room.
Feel free to enjoy them — just return all pieces when finished so the next guests can play, too!

Toiletry & Bath Essentials

Under each bathroom cabinet, you’ll find a few thoughtful extras in case you forgot something —
🪥 toothpaste, toothbrushes, makeup remover wipes, Q-tips, and other small necessities.
Each shower is also stocked with shampoo, conditioner, and body wash for your convenience.

Climate Control

Use the smart thermostats on each level. Please avoid setting below 68 °F in winter or above 74 °F in summer.

Coffee Bar

Welcome to Black Diamond Brew ☕ — enjoy our stocked coffee bar with K-cups, syrups, creamers, and mugs. Please rinse used mugs before departure.

Check-out time is 10 AM
Load and start the dishwasher
Return furniture to its original spot
Leave used sheets and pillowcases on the beds — housekeeping will handle them
Place used towels in bathtubs or showers
Close and lock all doors and windows
Turn off lights, TVs, and fireplaces
Brush off grill grates if used
Double-check drawers and outlets for personal items
If you brought a pet, please pick up any waste
